As Vice President of Marketing, Jennifer oversees all operational marketing for LStar and each of their properties. Her responsibilities include integrating and maintaining the company brand, while developing and managing marketing programs for each LStar Ventures community, stretching from California to the Carolina coast.
With over a decade of experience, Jennifer has a strong eye for creative as well as strategic vision with a heavy concentration on branding and lead generation. Prior to joining LStar, she worked for two of the nations leading homebuilders and held various roles. Jennifer is a graduate of East Carolina University with a degree in Business. In 2013 Jennifer received her MIRM (Master in Residential Marketing) designation.
Ann Kathryn Daniels, Executive Assistant. Spanning a career of over 25 years, Ann Kathryn’s experience ranges from Executive Assistant to the CEO of a world wide corporation to Associate Project Manager for Aviat Networks where she most recently worked. Ann Kathryn’s real estate experience includes Winston Hotels and Capital Associates. She is a certified Project Management Professional and is an active member of the North Carolina Chapter of the Project Management Institute. Ann Kathryn assists Adam Ashbaugh and Pete Sullivan with due diligence, design, permitting, bidding, and lot construction.
Chris joins the LStar finance team after spending 6 years in commercial banking with Paragon Bank in Raleigh, NC. As an Assistant Vice President in the Credit Department, Chris’ responsibilities included managing a portfolio of troubled credits and bank-owned real estate across the Carolinas and Virginia, producing real estate analyses and valuation reports for both commercial and residential properties, preparing cash flow and income analysis for prospective opportunities. Prior to working in banking, Chris was a Sales Specialist with L&M Companies, an international produce brokerage and distributor, and was responsible for the procurement of product from California for his portfolio of customers on the East Coast. Chris earned his MBA from Duke University’s Fuqua School of Business in Durham, NC and a B.A. in Economics from the University of North Carolina at Chapel Hill, NC.
Greg joins the LStar Finance team after working as an Investment Associate for Eli Global, a private equity firm in Durham, NC. During his one-year tenure there, Greg executed mergers and acquisitions, managed debt and equity investments, and informed strategic decisions through financial analysis. He was a key part in projecting and modeling a multi-billion-dollar portfolio restructure prior to his departure. Before beginning his career in finance, Greg held multiple roles from a sailboat sail manufacturer at North Sails to a start-up consultant intern at the Small Business Technology Development Center. He earned his MBA from NC State University and a B.A. in Economics from the University of Connecticut.
As Director of Land Development, David brings over 20 years of experience in the land development and vertical construction. As an entrepreneur, he owned and managed Swift Creek Construction, a company that specializes in residential and commercial construction and renovation. Prior to joining LStar, David served as operations manager for Environmental & Construction Management, Inc, overseeing a variety of erosion control and stream restoration projects. Most recently, David worked as a land development manager for KB Home. While at KB Home, his team managed a land portfolio valued at $269 million and developed and delivered 4,200 finished lots.
David oversees and manages all site developments affiliated with LStar. His specific responsibilities include construction cost estimating and bidding, oversight of all erosion control parameters, utilities, pavement and lot construction.
Sandy has over 25 years of experience providing administrative support and assistance. She has been involved in overseeing company projects, invoices, expense forms, bank deposit’s, efficient mail flow and faxes, customer service and entering contracts. Before joining LStar, Sandy has held administrative positions in several different companies including ASG, Inc., Commonwealth Edison, TBG Publishing and First Bank of America.
Kim is a CPA with a degree in Accounting from Hofstra University. She has 20 years of experience in retail and office real estate accounting. Kim has worked for a local real estate company as well as two publicly held REIT’s. In addition she was an auditor for AIG. As Director of Finance, she is primarily responsible for the accounting associated with LStar’s fund partners.
Sara has 13 years’ accounting and finance experience across a variety of industries, including non-profit education, marketing research and consulting, production homebuilding and manufacturing. In her seven years with the Charleston Division of Ryland Homes, Sara provided monthly financial reporting as well as the accounting for land acquisition, land development and site work and cost allocation and assisted with acquisition feasibility studies. She was responsible for lot takedowns, approving HUD-1s and closing docs and assuring that contractual purchase obligations were met. She also ratified sales contracts and analyzed sales pricing and lot premiums, absorption rates and lot needs. Sara earned her B.S. Accounting from N.C. State University and her MBA from The Darla Moore School of Business at University of South Carolina.
As Division President, Scott manages LStar’s real estate assets and leads acquisition efforts in the Charlotte, NC market. Scott’s real estate career of over twenty-five years has specialized in commercial property valuation and taxation, land acquisition and sales, and master-planned community development.
Prior to joining LStar, Scott served as Vice President at Crescent Communities where he led due diligence, entitlements, planning and design, construction, marketing and sales for residential communities across the Carolinas. Also for Crescent, Scott managed vast land holdings and directed land sales efforts. Before joining Crescent, Scott provided property tax consulting services for a national firm to owners and managers of large commercial properties in Atlanta and Charlotte.
Scott earned a Bachelor of Business Administration degree in real estate from the University of Georgia. Scott is also a licensed North Carolina Real Estate Broker and a member of the Urban Land Institute.
Aaron’s passion for real estate development stems from his education and practice of landscape architecture where he began to nurture his desire for creating exceptional places. A strong vision, focused on value of place, economic viability and environmental responsibility are the cornerstones of his approach to every project he is engaged in. Throughout his career, Aaron has led a variety of project types from early visioning and inception, through due diligence, rezoning, planning and implementation. Before joining LStar Ventures, Aaron was with LandDesign Inc. and served a multitude of public and private sector clients bringing idea-based project visions to life. More recently, he was part of the land development team at D. R. Horton where he focused on land planning, due diligence and entitlements for over 2,200-units within the Charlotte market as well as improving the scope and quality of neighborhood amenities and entrances.
Margaret brings almost 30 years of real estate development, homebuilding and operational leadership to the Coastal North team. In her recent capacity prior to joining LStar, she was responsible for all facets of developing a 55+ community in the Southeast Florida region for a national builder. Margaret oversaw several large master planned communities in and around the Southeast Florida region for national builders like Toll Brothers and WCI Communities (now Lennar). She was instrumental with filing initial plans to the local municipalities seeking approval of 2.5MM square feet of industrial, and research and development of a biomedical space to be built on 475 acres in Palm Beach Gardens, along with 1.2MM square feet of offices, a 300 room hotel, 510k square feet of retail, 700 apartments, 1,400 MF homes and 600 SF homes. As an experienced real estate executive, Margaret brings project management, land planning, entitlements, design, sales and marketing, club and golf management along with construction to the Grande Dunes development in Myrtle Beach, South Carolina. Margaret has been instrumental in developing and delivering close to 4,000 single-family homes, as well as design and development of golf clubs, clubhouses and social clubs. Margaret grew up in Northampton, England, earning her Bachelor of Arts degree in Business Administration.
For the past 18 years Baird has worked in all phases of the land development industry. Baird began his career with Rodgers Consulting in Gaithersburg Maryland, preparing plans for new urbanist neighborhoods, office and commercial centers. Moving from the private sector into the public sector Baird spent six years as senior planner in the New Hanover County, North Carolina, Planning Department where he reviewed and evaluated development plans, rezoning cases, and special use permit cases for consistency with zoning regulations, adopted growth policies, environmental policies, and current planning principles. Returning to the private sector in 2005, Baird expanded his land development knowledge as a construction project manager for a small development company in Wilmington, North Carolina where he performed a variety of duties from land acquisition, planning, and permitting, to land clearing, utility installation, material purchasing, scheduling, construction, and sales.
Baird earned a Bachelor of Arts degree from Denison University, in Granville, Ohio and a Master of Landscape Architecture Degree from Louisiana State University, in Baton Rouge, LA.
Baird is a North Carolina registered Landscape Architect.
Ben is a 30-year resident of the Grand Strand area, with two decades of success in real estate. Ben began his career right here in Myrtle Beach, helping buyers find second home and investment properties in golfing communities. He went on to become one of the most highly sought after agents throughout the Grand Strand. With a comprehensive background in business and sales management, sales coaching, marketing, and promotion, Ben has an amazing depth of experience. But it’s the interaction between people that motivates Ben the most. He enjoys coaching and inspiring his fellow Realtors, and looks forward to working with builders, homebuyers and home sellers. “I just love the process,” says Ben. “Especially when I get to help people sell their property, allowing another fortunate buyer to join Myrtle Beach’s ultimate community.” While away from work, Ben enjoys boating, golfing, traveling to exotic locales (like the Caribbean!), or just hanging somewhere fun with his family.
Gerrit has over 15 years as an experienced executive whose real estate skillsets encompass all aspects of project development, sales and marketing, club and golf management, and operational leadership. His experience in leading master planned communities includes being General Manager of Palmetto Bluff where he oversaw all aspects of the community ranging from hotel management, resort amenities, golf course management and real estate sales. Gerrit has prior experience with a variety of other leading organizations such as Reed Development, Toll Brothers, and The Branigar Organization. He has served as Vice Chair of the Urban Land Institute Recreational Development Blue Council and holds real estate licenses in Georgia and South Carolina.
As Division President-Coastal South, Gerrit will lead the operations of one of the South’s premier master planned communities, Savannah Quarters, a 2,600-acre development located 12 miles West of Savannah, Georgia.
A native of Savannah, Gerrit earned an M.B.A. from Vanderbilt University where he was in Beta Gamma Sigma and a B.A. from Furman University in Greenville, South Carolina. Prior to joining LStar Communities, Gerrit was the Vice President of Sales & Marketing for Hargray, a telecommunications provider based on Hilton Head Island. In this role, he was responsible for the company’s residential and business sales, marketing, customer service, and community relations activities.
